Landlord insurance in Jupiter, Florida

Jupiter attracts landlords for good reasons. The inlet, the Loxahatchee, the beaches and a steady stream of people who want to live near all three. But the rental market here is not one market. A townhome in Abacoa leased to a graduate student, a single-family house west of Military Trail rented to a family on a two-year lease, and a condo near the lighthouse let to the same couple from Ohio every January are three different businesses, and they want three somewhat different policies.

Start with how the property is rented

The first question an underwriter asks is how the property is occupied, and the answer changes almost everything that follows.

A long-term lease to one tenant is the simplest case and the one most landlord forms are built around. Seasonal rentals of a month or more are common in Jupiter and many carriers will write them, though some ask more questions. Short-term rentals of days or a week at a time are treated differently again; plenty of standard landlord policies exclude them, and owners who drift into short-term renting without telling their agent can find a claim complicated by it. Local rules on short stays are worth checking too, separately from insurance.

Be specific with your agent about which of these you are doing, and update them if it changes.

The three things a landlord policy is doing

The building. Insured to its rebuilding cost. For a condo, the association's master policy covers much of the structure, and your unit policy picks up from the interior walls inward, so reading the association's coverage first tells you what you need.

The rent. If a covered loss leaves the place unrentable during repairs, rent-loss coverage is what may replace the income in the meantime. Check two things: the dollar limit, and how many months it runs. After a hurricane, repairs on the coast can stretch well past what owners plan for.

Liability. Claims that arise from the property itself, for example a tenant's visitor injured because a railing gave way. Landlords with several properties or meaningful savings often find raising this limit, or adding an umbrella, is inexpensive for the protection it adds.

Your tenant's furniture and belongings are not part of any of this. Many Jupiter leases require renters insurance for that reason.

Coastal realities

Jupiter's position on the water means two separate questions.

Wind is generally part of the landlord policy, but with its own hurricane deductible, usually a percentage of the dwelling limit. Know what that percentage means in dollars on your property.

Flood is a separate purchase. Properties near the inlet, the river and the Intracoastal sit closer to water than many owners notice day to day, and a flood policy is worth pricing even where the lender is not requiring one.

The vacancy clause

This is the detail that catches landlords out. Many policies limit or exclude certain claims if the property has been vacant for a set period, often sixty days. A seasonal condo empty from May to November, or a house between tenants during a slow summer, can fall into that window. If your property will sit empty, tell your agent; there are ways to handle it, but only if someone knows.

Keeping a claim simple

Photograph each unit between tenants. Keep the lease, the inspection reports and receipts for upgrades somewhere you can find them. Know who to call for emergency water mitigation, because the damage from a leak in an empty unit depends mostly on how fast someone notices.

What any policy covers in a given situation depends on its specific terms.
