Florida Insurance Questions, Answered Clearly

Insurance can be complicated. Our job is to make it easier.

Below are answers to the questions Florida homeowners, drivers, property owners, and business owners ask us most. Still unsure about something? Call our Delray Beach team at (561) 749-9993 for straightforward guidance from a licensed insurance professional.

Why should I work with an independent insurance agency?

An independent insurance agency is not limited to the products of one insurance company.

K2 Insurance works with more than 40 rated insurance carriers and markets, allowing us to compare available coverage, pricing, deductibles, and eligibility requirements for you. Instead of receiving only one company’s option, you get a broader view of the Florida insurance market and help understanding the differences.

Carrier availability varies by location, property, coverage type, and underwriting guidelines.

Can I get insurance quotes myself online?

Yes, but most online quote websites show only a limited selection of companies and may send your information to multiple call centers.

When you work with K2 Insurance, you provide your information to one local team. We compare available options from multiple carriers and review more than the advertised price, including deductibles, exclusions, coverage limits, inspections, and underwriting requirements.

You also have a real person to call when you have questions or need help after the policy begins.

What types of insurance does K2 Insurance offer?

We help Florida residents and businesses with a wide range of insurance needs, including:

  • Homeowners insurance
  • Condo insurance
  • Flood insurance
  • Auto insurance
  • Landlord and investment property insurance
  • Umbrella insurance

  • Commercial property insurance
  • General liability insurance

Coverage availability depends on the risk, location, and carrier guidelines.

What determines the cost of homeowners insurance in Florida?

Florida homeowners insurance premiums are based on several factors, including:

  • The property’s location and distance from the coast
  • The home’s age, size, and construction type
  • Roof age, shape, condition, and materials
  • Windstorm and hurricane exposure
  • Coverage limits and deductibles
  • Prior insurance claims
  • Available inspection reports
  • Protective features and mitigation credits
  • The insurance carriers currently accepting the risk

A wind-mitigation inspection, four-point inspection, updated roof, or documented home improvements may help expand your options or qualify the property for available credits. Savings are not guaranteed and vary by carrier.

Does homeowners insurance cover flooding?

Standard homeowners insurance generally does not cover flooding caused by rising water, storm surge, or water entering from outside the home.

Flood insurance is normally purchased through the National Flood Insurance Program or a private flood insurance carrier. K2 Insurance can compare available public and private flood insurance options and explain the differences in coverage, limits, waiting periods, and pricing.

Do I need flood insurance if I am not in a high-risk flood zone?

You may still benefit from flood insurance even when your lender does not require it.

Flooding can occur outside designated high-risk flood zones due to heavy rain, drainage issues, overflowing bodies of water, and tropical storms. Your flood zone affects the estimated level of risk, but it does not mean flooding is impossible.

We can help you review your location and compare available flood insurance options before you decide.

What is a hurricane deductible?

A hurricane deductible is the amount you may be responsible for paying toward covered hurricane damage before your homeowners insurance begins paying.

Unlike a standard flat deductible, it is often calculated as a percentage of the home’s insured value. For example, a 2% hurricane deductible on a home insured for $500,000 would equal $10,000.

We review your deductibles with you so you understand your potential out-of-pocket responsibility before choosing a policy.

What are wind-mitigation and four-point inspections?

A wind-mitigation inspection documents features that may help a home withstand strong winds, such as the roof shape, roof-to-wall connections, impact-rated openings, and secondary water resistance. Qualifying features may result in insurance credits.

A four-point inspection reviews the roof, electrical system, plumbing system, and HVAC system. Insurance carriers commonly request this inspection for older Florida homes.

Inspection requirements vary by carrier, property age, and condition.

Can you help if my insurance company increased my renewal premium?

Yes. A higher renewal does not always mean you must immediately change carriers, but it is worth reviewing.

We can compare your current policy with available alternatives, check for missing discounts or outdated information, and help determine whether staying with your current carrier or moving to another option makes more sense.

The lowest premium is not always the best choice. Coverage limits, deductibles, exclusions, and carrier stability should also be considered.

Can you help if my homeowners policy was non-renewed?

Yes. Florida homeowners may receive non-renewal notices because of roof age, property condition, carrier appetite changes, inspections, claims history, or changes within the insurance market.

Contact us as early as possible after receiving the notice. More time gives us a better opportunity to review the reason, identify required documents or repairs, and compare replacement coverage before the current policy expires.

Do you offer alternatives to Citizens Property Insurance?

When eligible private-market options are available, we can compare them with Citizens Property Insurance and explain the differences.

The appropriate option depends on the property, pricing, coverage, deductibles, eligibility requirements, and the carriers currently writing in your area. We do not assume that one company is always the right answer for every Florida homeowner.

Can I bundle my home and auto insurance?

In some situations, placing home and auto coverage with the same company may provide a discount or simplify policy management. In other cases, using separate carriers may offer better overall coverage or pricing.

Because we work with multiple insurance companies, we can compare bundled and separate options to help determine which structure makes the most sense.

How long does it take to receive an insurance quote?

Many quotes can be prepared the same business day once we have the necessary information and documents.

More complex properties, businesses, coastal risks, or commercial accounts may require additional underwriting review. We will explain what is needed, keep you informed, and avoid asking you for the same information repeatedly.

What information do I need for a homeowners insurance quote?

It helps to have the following available:

  • Property address
  • Current insurance declaration page
  • Closing date, if purchasing a home
  • Year the home was built
  • Roof age and material
  • Wind-mitigation or four-point inspection reports
  • Mortgage company information
  • Prior claims information
  • Details about renovations or major system updates

Do not worry if you do not have everything. Our team can help identify what is needed for your specific property.

What happens when I need to file a claim?

Claims are filed and adjusted directly through your insurance carrier.

K2 Insurance can help you locate the correct claims contact, understand your policy information and deductibles, and communicate general questions about the process. The carrier’s licensed adjusters determine whether a loss is covered and how much the company will pay under the policy.

For emergencies, take reasonable steps to protect people and prevent additional property damage when it is safe to do so. Keep photographs, receipts, and records of any temporary repairs.

Will K2 Insurance help after my policy is issued?

Yes. Our service does not end after you purchase a policy.

Our team can assist with policy documents, mortgagee updates, vehicle changes, certificates, billing questions, coverage changes, renewals, and other service requests. We also help review available options when your circumstances or the Florida insurance market change.

Is there a charge or obligation to request a quote?

No. Insurance quotes through K2 Insurance are free, and requesting one does not require you to purchase a policy.

We will explain the available options honestly. When keeping your current coverage appears to be the better choice, we will tell you.
