How Hurricane Deductibles Work in Florida (and How to Lower Yours)

If you own a home in Florida, your policy almost certainly has two deductibles — not one. There's the standard "all other perils" deductible for everyday claims like a burst pipe or kitchen fire, and then there's a separate hurricane deductible that applies only to hurricane damage. Understanding the difference before a storm forms is one of the most valuable things a Florida homeowner can do.

What a hurricane deductible actually is

Unlike a normal deductible, which is usually a flat amount ($1,000, $2,500), a Florida hurricane deductible is typically expressed as a percentage of your home's insured value — most often 2%, 5%, or 10%. That percentage is applied to your dwelling coverage (Coverage A), not to the amount of the claim.

Here's the part that surprises people: on a home insured for $500,000, a 5% hurricane deductible is $25,000. That's the amount you'd pay out of pocket before your policy pays anything on a hurricane claim.

When the hurricane deductible applies

By Florida law, the hurricane deductible only kicks in for a specific, defined window. It applies from the moment the National Hurricane Center issues a hurricane watch or warning for any part of Florida, through 72 hours after the last watch or warning ends. Damage outside that window — or from a regular thunderstorm — falls under your standard deductible instead.

It's also per calendar year, not per storm, for most policies. If two hurricanes hit in the same year, many policies only require you to meet the hurricane deductible once (check your specific policy language — this varies).

How to lower what you'd pay

You have more control here than most people realize:

  • Choose a lower percentage. Moving from a 5% to a 2% hurricane deductible raises your premium but dramatically lowers your out-of-pocket exposure. We can show you both numbers side by side.
  • Get a wind mitigation inspection. Documented features — a hip roof, roof-to-wall straps, impact windows, a newer roof — can earn significant premium credits and sometimes qualify you for better deductible options.
  • Shop multiple carriers. Different carriers price the same home very differently, and some offer flat-dollar hurricane deductibles instead of percentages. This is exactly where an independent agency helps.

The bottom line

Your hurricane deductible is often the single largest number in your policy — and it's the one most homeowners don't know until they file a claim. Before the next storm, it's worth a five-minute review to make sure you understand your exposure and aren't overpaying for it.
