There is a moment every fall when Florida shifts gears. It is not the first cool morning, because those come later. It is more like the first Saturday when every sports bar in town is packed for kickoff and the conversation turns to who is coming down this year and when.

For a big share of this state's homes, fall is the handoff between two lives. Some houses have sat empty all summer while their owners were up north. Others are about to be rented to someone else's grandparents for the winter. Either way, the property is about to change hands, and that is the moment worth a little attention.

If your house sat empty all summer

Florida summers are hard on an unoccupied house. Heat and humidity work on everything, and a small problem nobody is around to see can grow for months.

When you get back, or before, if you have someone checking on the place, the usual suspects are worth a look. The air handler and its drain line, since a clogged line can quietly leak into a ceiling. Water heaters past their prime. Signs of roof leaks after a season of afternoon storms. Any mildew smell in closets, which tends to mean humidity got ahead of the AC.

There is an insurance angle to the empty months as well. Many homeowners policies treat a house differently once it has been unoccupied for a while, and the specifics vary by carrier. If your home sits empty part of the year, it is worth confirming your policy knows that, and whether it expects anything in return, such as regular checks or the water shut off at the main.

If you are renting to seasonal guests

Plenty of Florida owners rent their place for the winter and head north themselves, or rent a second property to the same family every year. It is a nice arrangement when it works.

The thing to know is that renting changes how a homeowners policy sees the house. Some policies allow occasional rentals; many do not cover a property rented out for months at a time without the right endorsement or a landlord form. If a seasonal tenant has a guest who slips on wet pavers, you want to know in advance which policy answers.

A short conversation with your agent before the lease is signed is far easier than one after.

The car that stayed behind

Snowbirds often leave a car in Florida for the summer. If it sat in a garage untouched for six months, check the battery and tires before the first drive, and confirm the insurance did not lapse or get reduced to storage-only coverage that no longer fits now that it is back on the road.

The neighbors are your security system

The best protection for a house that sits empty part of the year is a neighbor who has your number. Someone who will notice a garage door left open, a package sitting too long, or water running across the driveway. Return the favor when it is their turn to travel. In a lot of Florida neighborhoods, that informal arrangement does more good than any gadget.

Then the season starts

Before long the restaurants need reservations again, the left lane on the highway slows down, and the early-bird specials are back. It is a busy, cheerful few months, and a well-prepared house makes it easier to enjoy.
